We are going to be Home Owners!

Greg and I just bought our first home! it's located out in Surprise, Az. 1,603 sgft, 3 bedroom 2 bath, two car garage with a Jucuzzi in the back yard. Just to let you know about the market out in surprise, it's crazy low. The house was built in 2002 and in 2003 it sold for $143,377 then in 2006 it was sold for $251,000, Now in 2009 it's been sold to us for $155,000. Can you imagine our mortgage? it's going to be how much we pay for rent already. It's a HOA community, which pretty much 95% of neighborhoods in Arizona are. So we couldn't really avoid that, but the HOA dues aren's much either, it's around $90.00 quarterly. We also got the seller to pay 4% closing costs! (ha, ha..) usually it is always asked that the seller pays 3%, so i think we made out pretty good. what a deal! We close Feburary 26th and move in at the end of March when our lease is about up on our apartment. The house from the outside perspective looks great on the inside and out. The carpet looks good and the walls are painted. there is a wall that was painted a dark ugly color that i would like to match and repaint with the rest of the house, but other than that it's alright. when the house was originally boought, the upgrades were done on it. So that's a nice plus. Some fixures were taken when the owners moved out also, but that's a easy fix. I'll just go to Ikea and pick out what i want, and it's not a big deal to get done in a hurry, there is still lights that work already and we have lamps. We need to get a refrigerator too, but we have been offered by the company doing our home inspection 50% off appliances at sears. So that's pretty much it.

What we are going through right now for the house is getting the inspection done. I have it scheduled for Monday, but according to our realtor there is no comfirmation yet on the seller turning on the utilities, so it may have to be rescheduled for Tuesday. But hopefully the inspection will go fine and that the house hasn't been "tampered" with from the previous owners. Jeanetta (our realtor) told us that new home buyers aren't getting home inspections done on these shrot sale forclosed homes, and when they move in they find out that cement has been poored into the plumbing. So we were sure to get this done so that if anything was majorly wrong, then we have the option to back out and get our good faith estimate check back. But i'm hoping it goes well, i really like the house and the set up and it's really close to our friends.

I will take some more photos when we go for the inspection too. Greg and I are really excited about this and we just can't believe we are going to be home owners. when we were living in California we could never invision us affording a home with how the market is, so it's really kinda a dream come true for us and an exciting big chapter in our lives. ( and Odis's life) Now he will have a backyard to run around in and poop all over.
